through the loose rocks and after she entered the site hugged the right side of the road, which had been compacted to a hard surface. She carefully toe-stepped up the stairs, which were made of metal and had holes for drainage drilled through them. It would be just her luck to put a heel through a hole and break a pair of Jimmy Choos that cost her an arm and a leg. At the top of the stairs, she breathed a sigh of relief and knocked on the door. Duke’s growl and bark preceded Killian’s voice bidding her to come in. She opened the door and Duke transformed from a vicious protector to a puppy, squirming and writhing around her.
Killian was on the phone and he lifted his finger indicating he’d be a moment. She placed the picnic basket on his desk and sat down, allowing Duke to push against her. She leaned down and hugged him, whispering what a good boy he was. The animal’s tongue lolled out as he nearly turned himself inside out trying to get closer to her. As soon as she started scratching him behind the ears he froze in place and entered a weird zen state of total bliss. She used her long nails to trail through the dog’s soft fur. She looked up and saw Killian staring at a folder. “No. Absolutely not. That land isn’t for sale, it is connected by proximity to development we are currently starting so we’re not giving anyone that access. You can tell your clients the answer is no.” He flopped back in his chair and his brow furrowed. “You can triple the offer and the answer would still be no.” His eyes cut toward Bekki. “You don’t say… the answer is still no. I speak for the development company, sir. The answer is no. Uh-huh. Thank you, Mr. Grunwald.”
“Someone want something you have?” Bekki kept stroking Duke’s fur.
“About nine hundred feet of waterfront access on the southeast side of this development.” He stood and walked around the desk, offering his hand to her.
“And I take it you don’t want to sell.”
“Nope. But I don’t want to talk about that.”
“You don’t?”
“No, I don’t. I’ve been looking forward to this all day long.” He dipped down and swept his lips over hers. A coil of anticipation and heat wound tight deep inside her.
He could kiss. Oh, sweet heavens, could he kiss. He lifted away and it was all she could do to keep from sighing in contentment. Instead, she smiled. “I was hoping for a little more of that myself. Garret said you’re finished for the night.”
“We are. Do you want to take this to yours or mine?” He nodded to the picnic basket.
She trailed a finger around the collar of his t-shirt, which left a trail of gooseflesh on his neck. “Well, my condo is thirty minutes from here without traffic. How far is yours?” She lifted up and was rewarded with another kiss that forced a moan from her when he ended it. “Please tell me it is closer.”
“No. Not closer.” He dropped for another kiss. She pushed him away and pointed at the desk. “I’m seriously considering throwing you down right here and having my way with you.”
“I’ve got something a little better than that.” He grabbed her hand, stopped to lock the door, and led her down the small hallway. He flipped on a light and stood to the side. A bed, albeit a small one, was crammed into a tiny room. She cocked her head and looked at him. “How many ladies have you seduced in your office, Mr. Ganas?”
“Only you, and I’m not sure if the seduction is working.” He dropped his lips to hers and groaned, “For the love of God, please tell me it’s working.”
She lifted her arms around his neck and hummed. She backed into the tiny room and he shuffled forward far enough to close the door, leaving Duke in the hallway. The mattress hit the back of her legs and Killian lowered her without stopping the kiss. God, she wanted his hands on her, but more, she wanted to feel him. She tugged at his t-shirt and he got the message.
Straddling her, he lifted up and whipped the material off. “Oh, damn.” She reached out and touched the plates of muscles forming his pecs and ran her finger down the middle line of his abs, swirling her finger in the darker brown hair that trailed below his
